"We collect what you give us when you ask for an assessment, we use it to give you that assessment, and we don't sell it. If you want it deleted, ask and we'll delete it."
1. Who we are
NextNest Residences ("NextNest", "we", "us", "our") is a short-term rental co-hosting service operating in Toronto, Ontario, Canada. This Privacy Policy explains how we collect, use, disclose, and protect personal information you provide through our website at nextnest.vacations and related services.

2. Information we collect
Information you give us directly
- Assessment form: first and last name, email address, phone number, property type, neighbourhood, bedroom count, ownership status, current property situation, availability, condo permission status, and start timeline.
- Onboarding form (after engagement): property address, ownership documentation, condo bylaw status, mortgage status, STR registration number, current listing details, photos, house rules, amenities, service provider contacts, and other operational details required to manage the property.
- Communications: any messages, emails, or notes you share with us by email, phone, text, WhatsApp, or in calls.
Information collected automatically
- Analytics: when you visit nextnest.vacations, we use Google Analytics 4, Meta (Facebook) Pixel, and Google Tag Manager to understand traffic patterns and measure ad performance. These tools collect IP address, browser type, device type, pages viewed, and referring URLs.
- Cookies: small text files stored on your device. We use them to remember form progress, attribute marketing performance, and understand site usage. You can disable cookies in your browser settings; some site features may not work as a result.
- Hosting & performance: our hosting provider (Netlify) automatically logs request metadata (IP, timestamp, requested URL) for security and performance monitoring.
3. How we use your information
- To prepare and deliver your free property assessment.
- To contact you about your assessment, follow up on questions, and discuss whether NextNest is a fit.
- To onboard you as a host if you proceed: setting up your listing, managing bookings, coordinating cleaning, processing payouts.
- To improve our website, services, and marketing.
- To measure the performance of advertising campaigns on Meta (Facebook, Instagram) and Google.
- To meet legal obligations under Canadian and Ontario law, including tax, anti-money-laundering, and short-term rental regulations.
4. Who we share information with
We do not sell your personal information. We share it only with the service providers we need to run our operations:
- Notion (notion.so): our customer relationship and operations database. Form submissions are written to a private Hosts database in Notion.
- Netlify: our website hosting and serverless function provider.
- Google (Analytics, Tag Manager, Calendar): traffic analytics, tag management, and call scheduling.
- Meta (Facebook, Instagram): advertising performance measurement via the Meta Pixel.
- Operational tools we use to run hosted properties: Airbnb (listings and bookings), PriceLabs (dynamic pricing), Hospitable (guest communication), Turno (cleaning coordination), and similar third parties as needed for the service.
- Professional advisors: legal, accounting, and insurance partners, where relevant.
- Authorities: where required by Canadian or Ontario law, court order, or legitimate government request.
5. Cookies and tracking technologies
We use first-party and third-party cookies for analytics, advertising, and form functionality. The main third-party cookies we set are from Google (Analytics, Tag Manager) and Meta (Pixel).
You can manage or block cookies in your browser settings. Blocking analytics or advertising cookies will not break the site, but blocking essential cookies may prevent the assessment and onboarding forms from saving your progress correctly.
6. Your rights under PIPEDA
Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Ontario provincial privacy law, you have the right to:
- Know what personal information we hold about you.
- Access a copy of that information.
- Correct information that is inaccurate or incomplete.
- Withdraw consent for us to continue processing your information (subject to legal and contractual exceptions).
- File a complaint with the Office of the Privacy Commissioner of Canada (priv.gc.ca).
To exercise any of these rights, email info@nextnest.vacations with "Privacy request" in the subject line. We aim to respond within 30 days.
7. Data retention
We keep assessment data for as long as you remain a prospective or active host, plus seven years thereafter for tax and regulatory purposes. If you ask us to delete your data and you are not an active host, we will delete it within 30 days, except where retention is required by law.
8. Data security
We protect your information using industry-standard technical and organizational measures, including encrypted transmission (HTTPS), access-controlled databases, and least-privilege access for our team. No system is perfectly secure; if we ever experience a breach affecting your information, we will notify you and the Office of the Privacy Commissioner as required by law.
9. Children
Our services are intended for adults aged 18 and older. We do not knowingly collect information from anyone under 18. If you believe we have, contact us and we will delete it.
10. International transfers
Some of our service providers (Notion, Netlify, Google, Meta) operate servers outside Canada, primarily in the United States. By using our services, you consent to your information being processed in those jurisdictions, subject to the protections in this policy.
11. Changes to this policy
We may update this Privacy Policy as our practices evolve. The "Last updated" date at the top will reflect the most recent revision. Material changes will be communicated via email to active hosts and prospective hosts in our pipeline.
